4 Stories to Maximize livable Space.
Given setback requirements we had a 18 foot deep by 33 feet wide space to use in the backyard. Developed an architectural wonder - metal clad 4 story building. 1,350 livalble square feet plus 220 square foot roof patio with 280 degree views.
A Garage and a Storage Building become 2 Spanish Style Bungalow Lofts
Garage was 18x18 sq ft, storage building was 17x17 sq ft. We had to keep one wall up on each building to keep existing setbacks, which were zero - buildings are on property lines to the west and north. The idea was to create stand alone bungalow homes keeping in-line with the Spanish style of the 4-plex these 2 buildings are a part of.

Created 2 One Bedroom Loft - Spanish Style Bungalows with front yards.
Each has it's own entrance, gate and yard to entertain. 16 and 18 foot ceilings make the 460 square foot bungalows feel airy. Terracotta tiled floors, wood kitchen island and baseboards, iron chandelier and railings, plus Spanish tiled showers give a unique feel that fits into the adjust 4-plex and the neighborhood!
